The proposed development at Cromwell Road comprises a five-storey building, with retail space on the ground floor and residential apartments on the four floors above. The new building is to be located on the site of an existing three storey retail and residential building which is to be demolished.
The site is bounded on three sides by Huntingdon Road and Cromwell Road and to the fourth side shares a boundary with a neighbouring building. The proposed building is to be built up to the rear line of the existing pavement.
Crouch Waterfall undertook an initial options study for the superstructure proposing and evaluating three possible forms of framed structure. The selected option was a reinforced concrete podium structure up to first floor level, with structural steel frame and precast concrete floors for the four storeys above. The concrete podium was chosen to provide flexibility in creating the open spaces required in the retail units, whilst acting as a transfer structure for the change in configuration to the residential units above. The steel frame solution for the upper storeys suited the layout of the residential units and was chosen to reduce cost and programme. The reinforced concrete podium structure was also designed as a strong floor giving the added benefit of reducing the requirements for disproportionate collapse.
